Capitol Hill Historic Home

For a young family with two children, we took on the garage addition and interior renovation of a landmarked home in the Harvard-Belmont district of Seattle. 

We took over this project from a contractor who hadn’t finished the job. Because the home is recognized by the City of Seattle as a historic building, our goal was to preserve and improve the home with care.

To accommodate the family living onsite during construction, we maintained transparent communication throughout the project to make sure they weren’t disturbed too much by the work.

This project included the addition of a bedroom and bathroom, as well as the renovation of the primary bedroom, bathroom, mudroom, and powder room. We used FSC-certified wood, and installed upgraded windows and doors that will provide more comfort by better insulating the home while reducing the home’s energy use.

The home’s existing exterior includes a distinct stucco pattern, steel railing and clay tile roof. Our goal was to build a high-performing, efficient addition that would be visually indistinguishable from the original, historic home.
