FAQ

  • What areas around Seattle do you serve?

We serve the greater Seattle metro area, including Shoreline, Ballard, Capitol Hill, West Seattle, Bellevue, Kirkland, Carnation, and Des Moines. We also work on select projects beyond the city, such as on Whidbey Island. If you’re not sure whether your project location fits, reach out—we’d love to talk.

  • Do you work on Whidbey Island?

Yes, we do. Our team at 3BLC regularly works with homeowners and architects on Whidbey Island to deliver high-performance remodels, new homes, and ADUs. We understand the unique logistics of island construction and bring the same level of craft and care that we’re known for in Seattle.

  • What kinds of green building techniques do you use?

Our construction approach is rooted in building science and sustainability. We use a range of green building strategies—like air sealing, high-performance insulation, energy modeling, and mechanical ventilation—to reduce energy use and improve indoor air quality. For clients seeking top-tier performance, we offer full Passive House services, which dramatically lower utility bills and increase comfort year-round.

  • What makes a home remodel “green”?

A green remodel focuses on minimizing your home’s environmental footprint while improving comfort, efficiency, and durability. At 3BLC, this often includes using low-carbon materials, improving insulation and air sealing, installing energy-efficient mechanical systems, and reducing waste on the job site. Whether or not you pursue formal certifications like Built Green or Passive House, our goal is always the same: to build a better future, one project at a time.

  • What is a Passive House, and do you build them?

Yes, 3BLC is a certified Passive House builder. A Passive House is a building standard focused on energy efficiency, health, and durability. These homes require very little energy for heating or cooling and are incredibly comfortable to live in. We’ve worked on both certified Passive House projects and those that apply Passive House principles without formal certification.

  • Do you remodel older homes?

Absolutely. Remodeling older homes is a specialty of ours, especially in historic Seattle neighborhoods like Capitol Hill, Queen Anne, and Wallingford. We’re skilled at preserving the original character of your home while upgrading it for better performance, comfort, and sustainability.

  • Do you do kitchen and bathroom remodels?

Yes, we do. Kitchens and bathrooms are among the most impactful—and complex—spaces to remodel. We bring careful coordination, detailed planning, and sustainability-minded solutions to these rooms, helping Seattle-area homeowners improve daily function while reducing energy and water use.

  • Do you build ADUs and DADUs in Seattle?

Yes. Accessory Dwelling Units (ADUs) and Detached ADUs (DADUs) are a great way to add flexible, energy-efficient living space to your property. We’ve built these in neighborhoods across Seattle, including Ballard, Columbia City, and Beacon Hill, and we’re well-versed in zoning, permitting, and energy-smart construction strategies for small homes.

  • Are you licensed general contractors in Seattle?

We are fully licensed, bonded, and insured general contractors in Seattle, Washington. Our team brings extensive experience navigating the local permitting process, historic home requirements, and sustainable building regulations throughout King County and beyond.

  • Do you help with design, or do I need to hire an architect first?

We believe the best results come from early collaboration between builder, architect, and homeowner. If you don’t yet have a design partner, we can connect you with trusted architects whose values and aesthetics align with yours. During design development, we stay closely involved to ensure feasibility, cost control, and alignment with your sustainability goals.
